The Loan Process

A clear process, start to close.

Four steps, and you always know which one you are in. You get told exactly what is needed and when, up front, instead of a drip of surprise requests.

01Pre-Approval

A real pre-approval tells you your range, makes your offer credible to a listing agent, and sets the file up to move fast.

02Loan Application

A defined document list, given to you once and up front, not drip fed as a series of surprise requests.

03Underwriting

Your file is reviewed and conditions are cleared as they come in. You are told where it stands rather than left guessing.

04Closing

Documents are drawn and sent to the title company, and you sign. Closing on time is the commitment.

Come Prepared

What underwriting will want.

Every file is different, but this is the usual shape of it. Lisamarie confirms your exact list at application.

Income

Recent pay stubs and W-2s, or business and bank documentation if you are self-employed.

Assets

Statements for the accounts your down payment and reserves come from.

Identity

Government issued ID, and your certificate of eligibility if you are using a VA loan.

Property

The contract and, once ordered, the appraisal and title work, plus HOA details if there are any.

Before You Shop

Get pre-approved first.

A pre-approval sets you up for a smooth purchase: it tells you what price range is realistic and it makes your offer credible to a seller’s agent. In a competitive North Texas neighborhood that is often the whole difference.

Next Step

Let’s talk about your mortgage.

No pressure and no scripts. Just a direct conversation about your goals and the numbers behind them.
